1. About Perchli
Perchli is a property marketplace platform operated in Northern Ireland. We connect property buyers and tenants with estate agents by providing a searchable property listings portal, AI-powered search tools, viewing management, and related services.
The platform is operated by Perchli Ltd, a company registered in Northern Ireland. Our registered address and company number will be published here once incorporation is complete. In the meantime, you can contact us at support@perchli.com.
Perchli operates as an online property portal. We do not act as an estate agent, provide property valuations ourselves, negotiate sales or lettings, handle client money, or provide financial or legal advice. All property transactions are conducted directly between you and the relevant estate agent or other party.
2. Acceptance of terms
By accessing or using Perchli, you agree to be bound by these Terms of Service. If you do not agree to these terms, you must not use our platform. We may update these terms from time to time, and continued use after changes constitutes acceptance of the revised terms.
3. Eligibility
You must be at least 16 years of age to create an account or use our services. By using Perchli, you confirm that you meet this age requirement.
4. User accounts
When you create an account, you are responsible for maintaining the security of your login credentials and for all activity that occurs under your account. You must provide accurate information and keep it up to date. We reserve the right to suspend or terminate accounts that violate these terms.
5. Property listings and accuracy
Property listings on Perchli are provided by estate agents and other third parties. While we require agents to provide accurate and complete information, Perchli does not independently verify listing content including property descriptions, photographs, floorplans, prices, or availability.
You should not rely solely on listing information when making property decisions. Always conduct your own due diligence, arrange physical viewings, and seek independent professional advice before committing to any property transaction.
6. AI-powered features
Perchli offers AI-powered search and chat features to help you find properties. These features use artificial intelligence to interpret your queries and provide results, but they are tools to assist your search, not professional advice.
- AI search results are generated algorithmically and may not always be accurate or complete
- AI chat responses are informational only and do not constitute property, financial, or legal advice
- House price data and market information are derived from our own listing data and should not be relied upon as a formal valuation
7. Valuation requests
Perchli allows you to request property valuations from estate agents through our platform. We facilitate the connection between you and the agent, but we do not conduct valuations ourselves. Any valuation provided is the professional opinion of the estate agent, not Perchli. Valuation terms, fees, and accuracy are matters between you and the agent.
8. Viewing bookings
Our viewing booking system allows you to request property viewings with estate agents. All viewings are subject to agent confirmation. Perchli is not responsible for the conduct of viewings or any issues arising during or after a viewing.
9. User content
When you submit content through Perchli — including enquiry messages, viewing feedback, chat messages, or any other material — you grant Perchli a worldwide, royalty-free, perpetual, irrevocable, non-exclusive, sub-licensable licence to use, reproduce, display, and distribute that content for the purpose of operating and improving the platform.
You are solely responsible for any content you submit. You warrant that you have the right to submit it and that it does not infringe any third party's rights. You agree to indemnify Perchli against any claims arising from content you submit.
10. Acceptable use
You agree not to use Perchli to:
- Submit false, misleading, or fraudulent information
- Harass, abuse, or send unsolicited communications to agents or other users
- Scrape, crawl, or systematically extract data from our platform
- Reproduce, copy, or redistribute listing content (descriptions, photographs, floorplans) without permission
- Attempt to gain unauthorised access to our systems or other users' accounts
- Use the platform for any unlawful purpose
- Interfere with or disrupt the operation of our services
- Create multiple accounts for fraudulent purposes
- Upload content that infringes intellectual property rights or is defamatory, obscene, or illegal
11. Intellectual property
The Perchli name, logo, website design, and platform software are our intellectual property or used under licence. You may not reproduce, modify, or distribute any part of our platform without our written permission. You may not use any metatags or "hidden text" utilising "Perchli" or any other trade mark of ours without our prior written permission.
Property listing content (descriptions, photographs, floorplans) is owned by or licensed to the respective estate agents. You may not copy, download, or redistribute listing content for commercial purposes without the permission of the content owner.
You are granted a limited, revocable, non-sublicensable right to access and use the platform for your personal, non-commercial, informational use only. This licence does not include the right to: market, sell, or make commercial use of the platform or its content; systematically collect data using spiders, robots, or similar extraction methods; make derivative works; or use framing techniques to enclose any portion of the platform.
12. Copyright and takedown
If you believe that content on Perchli infringes your copyright or other intellectual property rights, please contact us at legal@perchli.com with:
- A description of the copyrighted work you believe has been infringed
- The URL or location of the infringing content on our platform
- Your contact information
- A statement that you have a good faith belief that the use is not authorised
- A statement that the information in your notice is accurate and that you are the copyright owner or authorised to act on the copyright owner's behalf
We will investigate and, where appropriate, remove infringing content promptly.
13. Agent terms
Estate agents using Perchli are bound by separate Agent Terms of Service. By listing properties on our platform, agents warrant that they have all necessary rights and permissions to the content they upload (including photographs, floorplans, descriptions, and logos), that listing information is accurate and not misleading, and that they comply with all applicable laws including the Property Misdescriptions Act, Consumer Protection from Unfair Trading Regulations, and data protection legislation.
Agents grant Perchli a licence to display, resize, cache, and distribute their uploaded content for the purpose of operating the platform. Agents indemnify Perchli against any claims arising from content they upload.
14. Third-party links
Perchli may contain links to third-party websites, including estate agent websites, payment processors, and map providers. These links are provided for your convenience only. We do not control, endorse, or accept responsibility for the content, privacy policies, or practices of any third-party website. When you leave Perchli, our terms and policies no longer apply.
15. Viruses and security
We do not guarantee that the platform will be secure or free from bugs or viruses. You are responsible for configuring your device and software to access our platform safely, including using your own virus protection software.
You must not misuse the platform by knowingly introducing viruses, trojans, worms, logic bombs, or other malicious material. You must not attempt to gain unauthorised access to the platform, the servers on which it is stored, or any server, computer, or database connected to it. You must not attack the platform via a denial-of-service attack.
16. Limitation of liability
Perchli provides its platform on an "as is" basis. To the fullest extent permitted by law:
- We do not guarantee the accuracy, completeness, or reliability of property listings or any information provided through the platform
- We are not liable for any loss or damage arising from your use of, or reliance on, information obtained through Perchli
- We are not liable for the actions, omissions, or conduct of estate agents, property sellers, landlords, or other users
- We are not responsible for any property transactions conducted between you and third parties
- Our total liability to you for any claim shall not exceed the amount you have paid to us in the 12 months preceding the claim
- We are not liable for any indirect, special, incidental, consequential, or punitive damages (including loss of profits, data, or business opportunity)
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law.
17. Dispute resolution
If you have a complaint about our services, please contact us at support@perchli.com. We will aim to resolve complaints within 14 days.
If we cannot resolve your complaint, you may wish to use an alternative dispute resolution (ADR) service. Details of an approved ADR provider will be published here once we have appointed one. You may also submit a complaint for online resolution via the European Commission Online Dispute Resolution platform.
18. Termination
You may close your account at any time through your account settings. We may suspend or terminate your access to Perchli if you breach these terms, if your account is inactive for an extended period, or if required by law. On termination, your right to use the platform ceases immediately.
19. Claims limitation
Any claim or cause of action arising out of or related to your use of Perchli must be filed within one (1) year after such claim or cause of action arose, or be permanently barred.
20. Governing law
These terms are governed by the laws of Northern Ireland. Any disputes arising from these terms or your use of Perchli shall be subject to the exclusive jurisdiction of the courts of Northern Ireland.
21. General provisions
Severability: If any provision of these terms is found by a court of competent jurisdiction to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
Waiver: Our failure to exercise or enforce any right or provision of these terms shall not constitute a waiver of such right or provision.
Entire agreement: These Terms of Service, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and Perchli regarding your use of the platform.
Changes to these terms: We may update these terms from time to time. Material changes will be communicated via email or a notice on our website. Please review these terms periodically, as continued use after changes constitutes acceptance.

If you encounter inaccurate listings, suspicious activity, abusive content, or any other issue on our platform, please report it to us:
